Why Do AEC Firms Outsource Point Cloud to BIM Conversion?
Point cloud processing and BIM modeling from scan data is a specialist workflow that most in-house architectural and engineering teams do not have the time, tools, or trained personnel to complete efficiently. The reasons firms come to us:
- Their survey team has captured the scan data but has no in-house capacity to process and model it into a usable BIM deliverable
- They need a georeferenced as-built Revit model for a renovation project and cannot afford the delay of building in-house capability
- They are working on a heritage or listed building where accuracy tolerances are strict and the scan data is complex
- They need LOD 400 MEP as-built models from scan data for an MEP retrofit or facilities management upgrade
- They need a long-term outsourcing partner for repeat scan-to-BIM work across a portfolio of properties

Scope Confirmation & Data Review
Share your scan data, project brief, and LOD requirements. Within 24 hours our team reviews the scan quality, confirms file formats, checks for coverage gaps, and provides a project-specific quote and timeline. We flag any scan quality issues before modeling begins — not after.
Point Cloud Registration & Preparation
Raw scan stations are registered together to form a complete, aligned point cloud. Files are converted into ReCap format and linked into the Revit project template. The coordinate system is established and aligned to the project datum.
BIM Modeling from Scan Data
Our Revit modelers trace and model all elements from the point cloud — walls, floors, columns, beams, openings, services, and fittings — to the agreed LOD. Complex geometry, irregular elements, and MEP components are modeled using specialist scan-to-BIM workflows.
Quality Assurance
Every model is reviewed by the lead modeler for accuracy against the scan data. A deviation report is generated confirming all elements are within tolerance. The model is then reviewed by a senior coordinator against your LOD requirements and BEP.
Delivery & Post-Delivery Support
Final files are issued via BIM 360, SharePoint, email, or FTP in your required formats. We include a delivery note, deviation report, and remain available for review comments and revisions within agreed scope.
Ready to Convert Your Scan Data into a Usable BIM Model?
Whether you have one building or a portfolio of properties to document, our team is ready to scope and deliver within 24 hours of receiving your scan data.

Mastering the Point Cloud to BIM Process
Point Cloud to BIM makes a precise digital model of built conditions. This helps architects, engineers, and builders work together better. It gives everyone involved a sharp picture of what the project needs. This cuts down mistakes and improves results at every stage – from designing, to building, to upkeep.
Point Cloud to BIM
Point Cloud to BIM is an innovative technique that bridges the gap between existing physical structures and modern digital workflows. Using advanced Scan to BIM Revit technology, laser scanning captures the intricate details of physical spaces, converting them into detailed, data-rich Building Information Models (BIM). These models serve as the foundation for projects involving renovations, retrofits, and facilities management, ensuring precise planning, design, and execution.
Benefits of Point Cloud to BIM
Accurate Representation
Enhanced Collaboration
By creating a central source of truth, BIM models enable seamless communication among architects, engineers, and contractors, improving decision-making.
Cost Estimation and Resource Optimization
Detailed models facilitate accurate quantity take-offs and cost estimation, minimizing waste and optimizing material usage.
Clash Detection
Improved Project Efficiency
Project Experience
Applications Across Project Phases
Point Cloud to BIM supports multiple stages of the building lifecycle—from design to construction and facility management—ensuring accuracy and efficiency throughout.
Point Cloud to BIM plays a crucial role in retrofit and renovation projects by converting as-built conditions into high-detail BIM models. This reliable digital foundation enables accurate design development and streamlined workflows at high Levels of Detail.
During construction, Point Cloud to BIM supports coordinated MEP integration by aligning mechanical, electrical, and plumbing systems within the model. This minimizes conflicts, improves site efficiency, and reduces costly delays.
As a digital twin of existing conditions, Point Cloud to BIM enables facility managers to monitor assets, plan maintenance, and analyze building performance. It also supports informed renovation and retrofit decisions with accurate as-built data.
Our Process
As part of our Point Cloud to BIM services, we begin by collecting essential project inputs, including:
- Point cloud files (.RCP, .RCS, .E57, .LAS)
- Reference drawings, markups, or CAD files
- Project specifications and required LOD (100–500)
- Site photographs or contextual notes
These inputs ensure accurate capture of existing conditions with high precision.
Using Autodesk ReCap and Revit, we:
- Register, clean, and align scan data
- Model architectural, structural, and MEP elements
- Create detailed 3D BIM models reflecting as-built geometry
- Apply project-specific standards and parameters
This results in a precise, scalable BIM model ready for downstream use.
Each model undergoes multi-level quality checks, including:
- Geometry and alignment verification against scans
- Completeness and accuracy validation
- Standards compliance and file integrity review
This ensures consistent, high-quality Point Cloud to BIM deliverables.
Final BIM models are delivered in formats such as RVT, IFC, or NWC, along with plans, sections, and 3D views.
Deliverables are ready for design integration, analysis, or construction workflows.
